How to Check a Project on GujRERA Before You Buy
The Real Estate (Regulation and Development) Act, or RERA, protects home buyers by making builders register their projects and share key details publicly. In Gujarat, projects are registered with the Gujarat Real Estate Regulatory Authority (GujRERA).

Checking a project on RERA takes about ten minutes, and it is one of the most important steps before you book a flat.

Step 1: Get the RERA number

Ask the builder or the sales team for the project's RERA registration number. It is usually printed on brochures, advertisements and the site board. You can also search the portal by project or promoter name.

Step 2: Open the GujRERA portal

Go to gujrera.gujarat.gov.in and open the project search. Enter the RERA number, or search by project name, promoter name or district.

Step 3: Match the basic details

Confirm that these match what the builder told you:
- project name and address
- promoter (builder) name
- number of towers and units
- project type (residential or commercial)

Step 4: Check the completion date

The portal shows the completion date the builder declared. Compare it with the possession date in your agreement. If the agreement promises a later date than RERA, ask why.

Step 5: Look at the approved documents

Registered projects upload documents such as:
- the approved building plan
- the land title
- the commencement certificate

Check that the tower and floor you are buying are part of the approved plan.

Step 6: Read the progress updates

Builders must upload regular progress updates. If the updates stopped long ago, or construction looks far behind, discuss it with the builder before you pay.

Step 7: Check for complaints

Look for complaints or orders against the project or the promoter. A few complaints are not always a deal-breaker, but a pattern of delays is worth noting.

When RERA does not apply

Small projects below the RERA threshold, and some older completed projects, may not be registered. For these, check the completion certificate, the building use permission and the title documents, and use a lawyer if needed.

Search listings with RERA details

Many TerraNexxus listings show the project's RERA number on the property page, so you can check it on the portal before you contact the seller.

FAQs

Is RERA registration needed for resale flats?
RERA mainly covers new and ongoing projects sold by the promoter. For a resale flat in a completed building, focus on the title, the completion certificate and the society NOC.

What if a builder is selling without a RERA number?
Selling an eligible project without registration is not allowed under RERA. Ask for the number, and do not pay until you can verify it.
